Construction Dust in Indianapolis Homes Has a Distribution System

Construction dust is not ordinary dust. Drywall sanding, tile cutting and trim work throw a powder fine enough to stay airborne for hours, and it settles everywhere including the rooms nobody worked in. Wipe a new countertop in a Fall Creek Place townhome and there is a fresh film on it by the time you have put the cloth away.

Forced-air heating and cooling gives that dust a distribution system. Return vents pull it into the ductwork and put it back down on every surface each time the system cycles, which through an Indianapolis summer is more or less constantly. A mid-century ranch in Nora or Castleton with one return in the hallway will carry a bathroom remodel into every bedroom. Cleaning the visible surfaces once and calling it finished simply moves the problem a week down the road.

Lofts and condos near Mass Ave are the hardest version of this. Exposed brick, open ductwork, sprinkler pipe, beam ledges and tall cabinet tops all catch the powder, and none of it is visible from where you stand. A loft build-out needs ladders and a plan, not a mop.

Renovations in the 1900s to 1920s bungalows and doubles of Lockerbie Square, Old Northside, Herron-Morton and Butler-Tarkington come with the opposite problem. Plaster and lath work throws a coarser, heavier dust that grinds into original floors, and the rooms you did not touch are full of woodwork and built-ins that now need careful, non-abrasive cleaning.

Your contractor does a construction cleanup: debris hauled, floors swept, big surfaces wiped. That is not the same trade. Post-construction cleaning is multiple passes into the places the dust actually went, whether that is a Garfield Park bungalow, a garden apartment in Castleton or a two-storey near Eagle Creek. Where a condo building or an HOA has rules about elevators, debris and work hours, we plan around them.

When to Schedule a Post-Construction Clean in Indianapolis

1After Every Trade Is Finished

Book once the last sanding, cutting and trim work is done. Cleaning before the final dusty task simply means doing it twice.

2Before the Punch List Walk

A clean surface shows real defects. Walking a dusty house with your contractor hides exactly what you are trying to find.

3After a Kitchen or Bath Remodel

A single-room remodel spreads dust through the whole house, bungalow and ranch alike. We clean the new work and every room the dust reached.

4After a Loft or Condo Build-Out

Mass Ave lofts and condos need the high work done properly, including ductwork, beams and cabinet tops.

5Before Move-In or Handover

New owners and new tenants should not be unpacking into drywall powder. Schedule the clean between final inspection and move day.

Why Indianapolis Contractors and Owners Call Us

Multiple Passes, Because One Is Not Enough

Fine dust resettles. We work top down and go back over surfaces rather than declaring the first pass finished.

The High Work Gets Done

Loft ledges, exposed duct runs, tall cabinet tops, ceiling fans and light fixtures are where construction dust concentrates, from a Mass Ave loft to a two-storey near Eagle Creek.

We Work Around Access and Rules

A condo elevator window, an HOA's work hours, a GC's lockbox on a Nora rental or a Herron-Morton owner who is still at work. Tell us the access and we plan the job around it.

Vetted, Insured Cleaners

Every cleaner is background checked and we carry full liability coverage, which your GC and your building or HOA will both want to see.

What Our Customers Say

Gutted the kitchen in our Herron-Morton double. The GC swept and left. These guys did three passes and the dust actually stopped coming back.

M

Marlowe H.

Indianapolis, IN

Loft build-out near Mass Ave with exposed duct twelve feet up. They brought ladders and cleaned all of it. Nobody else even quoted the high work.

R

Ramona T.

Indianapolis, IN

Bath remodel in an Old Northside house and the plaster dust got into every room. They cleaned the original woodwork without scratching a thing.

G

Gavin H.

Indianapolis, IN

Finished the basement of our Nora ranch and the drywall dust came up through every vent in the house. They did the registers and every bedroom, not just the basement.

S

Selena V.

Indianapolis, IN

Did the punch list walk on our Fall Creek Place townhome after they finished and could finally see what was actually wrong instead of what was just dusty. Should have done it in that order sooner.

Indianapolis Post-Construction Cleaning: Common Questions

Post-construction cleaning generally runs $180 - $800+. A single-bathroom remodel in a Castleton apartment sits near the lower end, while a full loft build-out or a whole-house renovation of an Old Northside double runs toward the top.

After every trade is finished and no further dust-generating work is planned. Cleaning before the last sanding or cut means the dust comes straight back.

Yes. Contractor cleanup is debris removal and a rough sweep. Post-construction cleaning is detailed work in multiple passes, into the places fine dust actually settles.

Yes. Exposed ductwork, beams and high cabinet tops are the parts that matter most in a converted loft, and they are the parts we plan for.

Yes. Historic renovations need non-abrasive handling around original floors, plaster and millwork, including the untouched rooms the dust migrated into.

Forced air. A ranch in Nora or a two-storey in Eagle Creek pulls dust into the returns and sends it out every register in the house. We clean the registers and the rooms they feed, not just the room that was remodeled.
